Online real-estate sites often are go-to places for buyers wanting to search local listings of homes for sale.But the data on these national sites can be out of date and confusing.That’s partly what drove Northeast Ohio real-estate giant Howard Hanna to strike marketing deals recently with two of the most popular sites: Realtor.com and Zillow.com.“Buyers are going to be able to get real-time information” directly from Howard Hanna, said Hoby Hanna, president of Howard Hanna Ohio Real Estate Services. “And a display of information that we know will be accurate.”The deals also call for Howard Hanna listings to get a boost. Listings will be featured more prominently, along with the Howard Hanna logo. Advertisements for other agents won’t be allowed.Hoby Hanna said his company is telling the sites: “We’ll give you our feeds of listings, we’ll enhance our listings, but you can no longer sell advertising.”He declined to disclose financial terms of the arrangements with the online sites.With the deals, Howard Hanna will automatically feed its more than 20,000 listings to each of the online sites. Howard Hanna already was giving its listings to Zillow through the company’s website “feed program,” used by many real- estate companies.The new arrangements put Howard Hanna’s listings ahead of others in online search results, as well as giving agents prominence, said Debbie Donahue, Howard Hanna’s director of public relations.Hoby Hanna said his company is taking a different approach from some others in the industry, including big San Diego, Calif., brokerage ARG Abbott Realty Group.The president of that company, Jim Abbott, says in a YouTube video that the sites, which get listings from a variety of sources, “act as a middleman and put our valuable listing data alongside the contact information of other agents and brokers who rent ad space on their sites.”Hoby Hanna said his company decided to go the opposite route because “the customer wants that option of multiple places” to look for listings. He has his own YouTube video explaining the decision.He noted that Zillow and Realtor.com have mobile applications.
